 Tract 1 
44± Acres and will have access over the existing drive off Highway 5 and on the north end off of Sheep Drive. This tract is primarily all open and currently used for pasture and hay production with the balance in scattered trees, wooded fence rows, narrow draws, a pond and the homestead.

10% down day of auction with balance due at closing in 30 days or less and possession on Tract 2 given at closing, possession on Tracts 1 and 3 will be given 30 days after closing. Title insurance premium will be paid 50/50 between buyer and seller. The 2017 property taxes will be pro-rated to date of closing. If a survey is required it will be paid for by the seller.
