AUCTION TERMS AND CONDITIONS:

All bidders must complete a bidder registration agreement. Bidding will end Friday, September 15, 2017 at 10:00 a.m., with a soft close, meaning that a last minute bid will extend bidding by 6 minutes. An 8% Buyer’s Premium will be applied to the final bid amount to arrive at the contract sale price.
The High Bidder with the final bid will enter into a bona fide Contract For The Sale Of Real Estate At Auction immediately upon being declared the Successful High Bidder by the Auctioneer. Upon the close of the auction the winning high bidder will receive, via email, the sales contract in the form and substance as shown on the website. A signed copy of the contract must be received by Central States Brokers & Auctioneers on or before 2:00 pm, Friday, September 15, 2017 (hand delivered, faxed or via email). All final bid prices are subject to approval, rejection or counteroffer by Seller.
Ten percent (10%) of the contract purchase price will be due upon acceptance of the Sales Contract payable to Audrain County Abstract in Mexico, MO. Bidding is not contingent upon financing. The balance of the purchase price will be due at closing on or before the 30th day of October, 2017. Buyer will receive possession of the real estate at closing. Seller will provide an owner’s policy of title insurance in the amount of the purchase price and convey the property by warranty deed. All previous years taxes are paid. 2017 real estate taxes to be prorated to date of closing.
Under no circumstance shall Bidder make any kind of claim against Central States Brokers & Auctioneers, Owner or ProxyBid if the Internet service fails to operate correctly before or during the auction.
