LOCATION & GENERAL INFORMATION
Tracts 1-7 are generally located along the south side of Hwy. 24 approximately 5 miles northeast of Rushville, Illinois. These tracts are located in Sections 1 & 12 of T2N•R1W, Rushville Township and are accessed via Hwy. 24, Hendricks Road & Christian Neck Road. Be watching for pre-sale directional signs along Hwy. 24.
Make plans to check out these Rushville Township tracts that represent productive tillable farmland, premier Western Illinois trophy whitetail and wild turkey habitat along with potential home building sites.
Tracts 8 – 12 are generally located approximately 1 mile southeast of Brooklyn, Illinois, approximately 3 miles northeast of Camden, Illinois and approximately 10 miles northwest of Rushville, Illinois. These tracts are located in Sections 27 & 28 of T3N•R3W, Brooklyn Township and in Section 3 of Camden Township, Schuyler County, Illinois.
Be watching for pre-sale directional signs along the Rushville – Camden Blacktop approximately 3 miles east of Route 99.

METHOD & TERMS
The Sutherland land will be sold in 12 individual tracts, all of which are currently being surveyed, and will sell on a price per acre basis, based on the surveyed acres. Tracts 1-7 will be offered through the marketing method of “Buyers Choice,” whereas the high bidder can elect, in any order, any or all of these tracts for their high bid. “Buyers Choice” auctioning will continue until all 7 tracts have been sold. After Tracts 1-7 have been sold we will then sell “Buyers Choice” on Tracts 8-12, whereas the high bidder can elect, in any order, any or all of these tracts for their high bid. “Buyers Choice” auctioning will continue until Tracts 8-12 have been sold. At no time will any of the tracts be offered together or in any type of combinations.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing which will be in approximately 30 days, on or before Tuesday, January 16, 2018. Title insurance in the full amount of the purchase price will be provided by the seller. The 2017 real estate taxes, due and payable in 2018, will be paid by the seller. The 2018 real estate taxes & subsequent years will be paid by the buyers. The tillable acres on all tracts sell subject to the remainder of the 2017 crop tenancy. All tracts sell free & clear for the 2018 farming & hunting season season.
