Location & General Information


Farms are located in Sections 7 & 17, T30N•R9E, Washington Township, Whitley County, Indiana. Farms are located approximately: 4.5 miles east of South Whitley, Indiana; 8 miles SW of Columbia Cit, Indiana; 20 miles west of Fort Wayne, Indiana; 25 miles SE of Warsaw, Indiana.
 
Tracts represent house and outbuildings, productive tillable land and potential building lots with acreage!


Tract Information

  • Tract 1: 5± Acres (subject to survey): Tract 1 consists of a farm house and outbuilding on a spacious circle lot . This 2 story farm house includes 4 bedrooms (3 upstairs 1 down), 1 bath, large rear sunroom, large family room with spacious kitchen and setting area and an unfinished basement with newer LP furnace. Method & Terms


METHOD: The Real Estate will be offered on Friday Eve., May 31st, at 6:00 p.m. EDT. The property will be offered in 4 tracts. Tract 1 will be sold first for a lump sum total dollar amount. Tracts 2, 3 & 4 will be sold on a price per acre basis. Tracts 2, 3 & 4 will be offered through the marketing method of “Buyer’s Choice,” whereas the high bidder can elect, in any order, any or all tracts for their high bid. Buyer’s Choice auctioning will continue until Tracts 2, 3 & 4 have all been elected. The tracts will not be offered in their entirety or any other combinations at the conclusion of the auction. Each sale will be final.


SURVEY: Survey cost will be split 50/50 between buyer and seller. Survey is currently ordered and field work has begun.


PURCHASE AGREEMENT: The purchase agreement will control the terms of the sale and purchase of the real estate and any conflict between the purchase agreement and statements made at the auction.


DOWN PAYMENT: The successful bidder must pay a 10% down payment with the execution of the purchase agreement the day of the auction, with the balance due at closing. The down payment must be in the form of a personal check, cashiers check or corporate check. YOUR BIDDING IS NOT CONTINGENT UPON

FINANCING. Please be sure you have arranged financing, if necessary, and are capable of paying cash at closing.


DEED: Seller shall provide an appropriate deed at closing.


EVIDENCE OF TITLE: Seller shall provide an owner’s title insurance policy to the successful bidder(s) in the amount of the purchase price.


CLOSING: The balance of the purchase price is due at closing, which shall take place on or before July 15, 2019. Any closing fee charged by the closing agent shall be shared (50/50) between buyer(s) and seller.


POSSESSION: Possession of the home will be at closing. Possession of Tracts 2 – 4 will be given at closing, subject to a cash rent lease for the 2019 crop year only.


TAXES: The 2019 taxes will be paid by the seller, as they are retaining the 2019 cash rent.
