The Carnahan Farms are located in northern Schuyler County, IL and southwest McDonough County, IL. Tracts 1-3 are located approx. 4 miles southeast of Plymouth, IL and are further described as being located in Section 10, Birmingham Township, Schuyler County, IL. Tract 4 is located approx. 7 miles west of Industry, IL and is further described as being located in Section 21, Bethel Township, Schuyler County, IL. The tracts offer a variety of applications – Country Homes, Productive Tillable Cropland, Pasture, Ponds, Recreational Land, etc.



Tract 1 • Home & 11.5 Acres± (Subject to Survey)

Tracts 1-3 are currently being surveyed. Tract 4 will be sold based on taxable acres and will not be surveyed. The tracts will sell in numerical order. Tracts 1 & 4 will be sold for a “lump sum” total dollar amount. Tracts 2 & 3 will be sold on a per acre basis, based on surveyed acres. All 4 tracts will be sold individually. The tracts will NOT be offered in their entirety or in any combinations at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Thursday, July 25, 2019. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, due and payable in 2020, will be prorated to the date of closing on all tracts. The 2020 & subsequent real estate taxes will be paid by the buyer(s). Upon signing the contract, putting 10% down payment and providing proof of insurance, the tillable acres will sell with immediate possession. Full possession will be given at the time of closing. There are no hunting leases associated with the property.
