  • Land is located approximately 4 miles SE of Conception, MO or approximately 4 miles NE of Guilford, MO or approximately 20 miles SE of Maryville, MO in Section 8, T62N•R33W, Washington Township, Nodaway County, MO. From Conception, MO (Jct. of Hwy. 136 & Hwy. J) take Hwy. J south approximately 4 miles to 370th Street, then east 1 1/4 miles to farm. FSA figures should indicate approximately 28.69 acres of tillable cropland.
Farm represents productive tillable farmland (currently in grass) and includes a pond, older barns, outbuildings, grain bins & livestock facility.

 

Method and Terms
  • Land will be sold on a price per acre basis based on advertised acres.
  • Bidding is NOT contingent upon financing.
  • At the auction immediately following the bidding, the winning bidder(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment payable to Nodaway County Abstract & Title Co. which shall hold the money in escrow until closing.
  • The balance of the purchase price will be due at closing which will take place at Nodaway County Abstract & Title Co. on or before August 28, 2019.
  • Possession will be given at time of closing. The 2018 real estate taxes have been paid by the seller. The 2019 real estate taxes will be prorated to the date of closing. Title insurance in the full amount of the purchase price will be provided by the seller. Closing cost will be split between buyer and seller.
