Tract Information

TRACT 1 • 20± Acres (subject to survey)
FSA figures should indicate approximately 16 acres tillable. This tract is currently in pasture, which also represents hunting/recreational land. Access is by way of a deeded strip, which extends from Co. Rd. 1750N south along the northwest border of Tract 2.


TRACT 2 • 40± ACRES(subject to survey)
FSA figures should indicate this tract as being nearly 100% tillable. This tract is currently in row crop production. The Crop Productivity Index (PI) is 95.2 with Bluford, Passport & Zanesville soils. Excellent access along the entire north boundary by Co. Rd. 1750N and along the entire east boundary by Co. Rd. 1725N/Co. Rd. 125E.


TRACT 3 • 40± ACRES (subject to survey)
FSA figures should indicate approximately 35± acres of tillable land, all of which is currently in hay production/pasture. The balance acres include a wooded draw and a small cattle lot. Access near the southwest corner by Co. Rd. 1750N.


TRACT 4 • 18± ACRES (subject to survey)
FSA figures should indicate this tract as being nearly 100% tillable. This tract is currently in hay production/pasture. Access near the southwest corner by Co. Rd. 1750N.


TRACT 5 • 2± ACRES (subject to survey)
This tract is improved with an older single story 2 bedroom, single full-bath country home. The home features an attractive newer rear deck, newer metal roof, propane furnace with central air conditioning and nice shade trees. This parcel also has a detached 2 car shop/garage with overhead door, insulation & concrete.

Method & Terms: The Sensenig farm will be sold in 5 individual tracts, all of which are currently being surveyed. Tracts 1 – 4 will sell first. These first 4 tracts will sell on a price per acre basis, with the final surveyed acres being used to calculate the individual contract prices. Tracts 1 – 4 will be offered through the marketing method of buyer’s choice, whereas the high bidder can elect any of these first 4 tracts for their high bid. If the high bidder does not elect all 4 tracts, buyer’s choice auctioning will continue until all 4 tracts have been sold. After Tracts 1 – 4 have all been sold, we will sell Tract 5, which includes the home. This tract will sell for a “lump sum” or total dollar amount and NOT on a price per acre basis. After all 5 tracts have been sold we will NOT offer the farm in any type of combinations. Each sale will be final. Immediately following the auction, the successful bidder shall enter into a written agreement with the seller. Ten (10%) percent of the bid price to be due on the day of sale with the balance due at closing in approximately 45 days, on or before Thursday, October 10, 2019. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, which are due and payable in 2020, will be paid by the seller as the seller will receive the 2019 crop income. Possession will be given at the time of closing. All announcements sale day shall take precedence over any prior advertising either written or oral.
