Location & General Information

  • The Betty Waters Farm is located approx. 2 miles south of Timewell, IL and is further described as being located in Sections 17 & 20, T2S – R4W, Lee Township, Brown County, IL.  Tract 1 represents highly productive, NHEL, tillable cropland.  Tracts 2-4 represent a combination of tillable cropland, timber, CRP acres & a 2-bedroom home.  These tracts (2-4) offer premier recreational/hunting and sell free & clear for the fast approaching 2019 hunting season!

 

Tract Information

Tract 1 – 80 Acres±

  • FSA figures indicate 74.70 acres of NHEL cropland currently in row crop production
  • PI Rating: 131
  • Productive soil types include Virden, Timewell, Clarksdale, Ipava & Keller
  • The balance of the tract is in a small timbered draw & a waterway
  • Access is along the west side by County Road 100E & along the south side by County Road 900N

Tract 2 • 32 Acres± (subject to survey)

  • FSA figures indicate 26 acres of cropland currently in row crop production. Of the 26 acres, 23.40 acres are NHEL
  • PI Rating: 112.5
  • Predominantly Clarksdale, Fishhook, Keomah & Timewell soils
  • The balance of this tract is in timber & draws
  • Highly percent tillable tract which still offers whitetail deer & other wildlife hunting potential
  • Access is along the west side by County Road 100E

Tract 3 • 68 Acres± (subject to survey)

  • FSA figures indicate 26.83 acres of cropland. Of the 26.83 acres of cropland, 25.6 are currently in row crop production. The remaining 1.23 acres are currently in a CRP Program at a payment rate of $163.96 per acre. The contract expires September 30, 2019.
  • The balance of the tract represents timber, draws & thick, overgrown pasture which is ideal habitat for whitetail deer & other wildlife habitat. There are several areas for secluded food plots.
  • This tract is improved with a 2-bedroom, 2-bath modular home, 7,000 bushel grain bin & a few other outbuildings.
  • Access is along the west side by County Road 100E

Tract 4 • 78 Acres± (subject to survey)

  • FSA figures indicate 29.31 acres of cropland. Of the 29.31 acres of cropland, 14 are currently in row crop production. The remaining 15.31 acres are currently in a CRP Program at a payment rate of $163.96 per acre. The contract expires September 30, 2019.
  • The balance of the tract represents timber & draws which are ideal for whitetail deer & other wildlife habitat.
  • This piece offers a very secluded hunting tract with several areas for food plots.
  • There is also a trail that cuts through the timber to the southern portion of the tract. This trail is accessible by ATV, but will need some attention if you are wanting to drive bigger equipment through.
  • Access is at the northwest corner by 150E Street (non-maintained public road).

Method & Terms

  • Tract 1 will be sold on a price per acre basis, based on 80 taxable acres and will not be surveyed. Tracts 2-4 are currently being surveyed and will be sold on a price per acre basis. Tract 1 will be sold first. Tracts 2-4 will then be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect (in any order) any or all tracts 2-4 for their high bid. Auctioning will continue until tracts 2-4 have been sold. The tracts will NOT be offered in their entirety or in any combinations at the conclusion of the auction.

 

  • Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Tuesday, November 5, 2019. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, due and payable in 2020, will be paid by the seller. The 2020 & subsequent real estate taxes will be paid by the buyer(s). Possession will be given at the time of closing, subject only to the current tenant’s farm lease. The farm sells free & clear for the 2020 crop year. There are no hunting leases associated with the property. The farm sells with full hunting possession for the 2019 hunting season.
