METHOD AND TERMS:

  • All farm tracts are currently being surveyed, and will sell on a price per acre basis, based on said survey. All 9 tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder can elect (in any order) any or all tracts for their high bid. Auctioning will continue until all 9 tracts have been sold. The tracts will NOT be offered in their entirety or in any combinations at the conclusion of the auction. After we have sold the 9 farm tracts, we will sell the Baylis, Illinois commercial property located at 140 N. Main St., Baylis, Illinois 62314. The Post Office facility commercial real estate is currently under a written lease agreement that represents $5,400.00 per year with said current lease scheduled to expire 9/30/2023.
  • Immediately following the land & Baylis, Illinois real estate auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at closing, on or before Monday, December 2, 2019. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes will be paid by the seller as the seller will retain all crop income & Post Office lease income for 2019. All subsequent years real estate taxes will be the responsibility of the new buyer(s). Possession on all farm tracts will be given at closing subject to the remainder of the 2019 crop tenancy & subject to an existing hunting lease for fall 2019 only. The farms sell free & clear of any 2020 tillable or hunting leases. The Baylis, Illinois Post Office property will sell subject to that current lease.
