  • FSA figures should indicate this tract as being nearly 100% Class A tillable farmland.
  • Productive soils include Harpster & Drummer with a Corn Productivity Index (PI) of 136.2.
  • Access along the entire north side by Cty. Rd. 1450N.
     

Tract 2 • 74.599 Surveyed Acres

  • FSA figures should indicate this tract as being nearly 100% Class A tillable farmland.
  • Productive soils include Drummer & Harpster with a Corn Productivity Index (PI) of 139.3.
  • Access along the entire north side by Cty. Rd. 1450N and along the east side by Cty. Rd. 3100E.
     

Tract 3 • 38.559 Surveyed Acres

  • FSA figures should indicate this tract as being nearly 100% Class A tillable farmland.
  • This tract has predominantly Drummer soil with a Corn Productivity Index (PI) of 143.8.
  • Access along the entire west side by Cty. Rd. 3100E.

Method & Terms

  • The farm will be sold in (3) individual tracts, all of which have recently been surveyed. All (3) tracts will sell on a price per acre basis, with the new surveyed acres being used to calculate the individual contract prices. All (3) tracts will be offered through the marketing method of “buyer’s choice”, whereas the high bidder can elect any or all tracts for their high bid. If the high bidder does not elect all (3) tracts, “buyer’s choice” auctioning will continue until all (3) tracts have been sold. After all (3) tracts have been sold, we will NOT offer the farm in any type of combinations. Each sale will be final.
  • Immediately following the auction, the successful bidder shall enter into a written agreement with the seller. Ten (10%) percent of the bid price to be due on the day of sale with the balance due at closing in approximately 30 days, on or before Friday, February 28, 2020. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, which are due and payable in 2020, will be paid by the seller as the seller received the 2019 crop income. Full possession will be given at the time of closing. The farm sells free & clear for the 2020 crop year.
