Tract 4 – 80 Acres (Subject to survey)

  • This tract has an older corn crib on it
  • Access along the west side from CR 3300E and along the south side from CR 100N
     

Tract 5 – 3 Acres (Subject to survey)

  • This tract is improved with an older 2 story house, full basement, 4 bedroom, 1.5 bath, detached garage.
  • Additional improvements include a 54’x72’ pole building, 2 grain bins with approximately 22,000 bu. capacity, barn, and other outbuildings.
  • There will be an Open House for Tract 5 on Thursday, February 6 from 4:00 – 5:00 P.M.
     

Tract 6 – 77.10 Acres (Subject to survey)

  • FSA records indicate 70 acres of NHEL cropland, currently in row crop production.
  • There are an additional 5.6 acres of cropland currently enrolled in CRP with an annual payment of $2,170.00 ($387.43 per acre). The CRP contract expires 9/30/2030
  • PI Rating: 135.9 (Class A)
  • Productive soil types include: Drummer, Elpaso, Catlin, Saybrook, Proctor, Ipava, Sawmill, Plano, Elburn & Osco
  • Access along the south side from IL Rt. 9 and along the east side from CR 2600E
     

METHOD & TERMS

  • Tracts 1-5 are currently being surveyed. Tract 6 will not be surveyed and will sell based on taxable acres. Tracts 1-4 will sell on a price per acre basis and will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect, in any order, any or all tracts 1-4 for their high bid. “Buyer’s Choice” auctioning will continue until tracts 1-4 have been purchased. Tract 5 will be sold individually and will be sold for the “lump sum” total dollar amount. Tract 6 will then be sold individually on a price per acre basis. The tracts will NOT be offered in their entirety or in any combinations at the conclusion of the auction.
  • Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Thursday, March 19, 2020. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, due and payable in 2020, will be paid by the seller. The 2020 & subsequent real estate taxes will be paid by the buyer(s). Possession will be given at the time of closing. The farm sells free & clear for the 2020 crop year.
