Tract 3 – Home & 4 Acres± (Subject to Survey)

  • Ranch style home built in 1964. The home currently has 1 bedroom, but can easily be converted back to 3 bedrooms. There are 1.5 bathrooms, finished basement, gas fireplace, LP furnace, central air and a 2.5 car detached garage.
  • The property is improved with a 60’x 104′ machine shed with dirt floor & 16′ doors on each end.  Please note: The previous farm tenant will retain the use of and access to the machine shed located on tract 3 until June 30, 2020.

Method & Terms

  • All 3 tracts are currently being surveyed. Tracts 1 & 2 will be sold on a price per acre basis and will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect, in any order, either or both tracts for their high bid. “Buyer’s Choice” auctioning will continue until both tracts have been purchased. Tract 3 will then be sold for the “lump sum” total dollar amount. The tracts will NOT be offered in their entirety or in any combinations at the conclusion of the auction.
  • Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Wednesday, March 25, 2020. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2019 real estate taxes, due and payable in 2020, will be paid by the seller. The 2020 & subsequent real estate taxes will be paid by the buyer(s).
  • As stated above, the previous farm tenant will retain the use of and access to the machine shed located on tract 3 until June 30, 2020.
