METHOD & TERMS
  • The Short-Woodruff Farm will be sold in five (5) individual tracts based on the surveyed acres from a previous survey. The said surveyed acres will be used to constitute the final settlement price. All five (5) tracts will be offered through the marketing method of “buyers choice” whereas the high bidder can take any or all tracts for their high bid. Buyers choice auctioning will continue until all five (5) tracts are sold. The farm will NOT be offered in its entirety or in any combinations. Bidding is not contingent upon financing.
  • Ten (10%) percent of the bid price to be due on the day of sale with the balance due in approximately 45 days, on or before Monday, June 1, 2020, upon delivery of a merchantable abstract and deed. Immediately following the auction, the successful bidder(s) shall enter into a written agreement with the seller. The real estate taxes will be prorated to the date of closing. Possession will be given at the time of closing, subject to a lease for the 2020 crop year. Buyer(s) will receive 50% of the cash rent as a credit at closing.
