Both tracts represent productive, tillable farmland with Tract 1 containing Class A soils. Tract 1 will contain 81.38 surveyed acres and has a crop productivity index (PI) of 133+. Tract 1 is nearly 100% tillable. The home and buildings located on Tract 1 are included with this Tract. Tract 2 will be 122.69 surveyed acres of which approximately 102± acres are currently in row crop production. The tillable acres on Tract 2 have a PI of approximately 108. The balance acres on Tract 2 represent timber, draws & waterways.

  • Crop Productivity Index (PI) is 108.5 on the tillable acres.
  • Rozetta, Sylvan & Navlys soils.
  • Tract represents productive, tillable farmland.
  • The balance acres on Tract 2 represent timber, draws & waterways.
  • Access by way of a permanent easement near the shop building (home and buildings are not included in this tract). Additional possible future access near the southwest corner of the tract. Method & Term

  • The Derry farms will be sold on a price per acre basis, based on the results of a survey that has recently been completed.
  • The farms will sell individually and not buyer’s choice. Each sale will be final.
  • Immediately following the auction, the successful buyer will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Monday, November 30, 2020. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due and payable in 2021, will be paid by the sellers as the sellers are retaining the 2020 crop income. The 2021 & all subsequent real estate taxes will be the responsibility of the new buyer(s). Possession will be given at the time of closing, subject only to the remainder of the current farm tenancy for the 2020 crop year.
