TRACT INFORMATION

  • FSA records indicate 66.28 NHEL acres, currently in row crop production.
  • 2.53 acres are enrolled in CRP with an annual payment of $620.00 through 9/30/2025.
  • Approximately 2.0 acres are enrolled in CRP with an annual payment of $490.00 through 9/30/2027. The farm needs to be reconstituted, so CRP acres are estimated.
  • The balance of the farm is a wooded area along Sandy Creek.
  • Access is by way of a deeded strip of land that adjoins CR 1245N
     

METHOD & TERMS

  • The Midwest Acres farm has recently been surveyed and will sell on a price per acre basis, based on said survey.
  • Immediately following the auction, the successful buyer will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Tuesday, December 9, 2020. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due and payable in 2021, will be paid by the seller. The 2021 real estate taxes will be paid by the buyer. Possession will be given at the time of closing subject to the current farm tenant for the 2020 crop year.  The farm sells free and clear for the 2021 crop year.  There are no hunting leases associated with the property.
