LOCATION -- west of Pleasant Hill, IL; 5 miles northeast of Louisiana, MO; or 13 miles southwest of Pittsfield, IL.
Tract 1 is located in the W 1⁄2 of Section 33, T6S•R5W, Atlas Township & Tract 2 is located in the SW 1⁄4 of Section 7, T7S•R5W, Ross Township, all in Pike County, Illinois.

 

TRACT INFORMATION


Tract 1 – 130.95 Taxable Acres

  • FSA figures indicate 126.66 acres± of cropland.

  • Soil Types: Shaffton, Sarpy, Ambraw, Tice, Coffeen, Wakeland & a small portion of other soils.

  • Productivity Index: 111.9

  • Public road access is by Hwy. 54 on the north boundary.

Tract 2 – 159.12 Taxable Acres

  • FSA figures indicate 152.01 acres± of cropland.

  • Soil Types: Beaucoup, Titus, Shaffton & Ambraw.

  • Productivity Index: 122.2

  • Improvements include (2) 7,500 bu. grain bins.

  • Public road access is by County Road 140th Ave., along the south boundary.

 

METHOD & TERMS
Both tracts will be sold on a price per acre basis, based on the above indicated taxable acres and will be offered through the marketing method of “Buyer’s Choice”, whereas the high bidder can elect, in any order, either or both tracts for their high bid.  If the high bidder does not elect both tracts, then the remaining tract will be sold.  The farm will NOT be offered in its entirety at the conclusion of the auction.  Each sale will be final.
All special drainage assessment taxes have been paid in full!

Immediately following the auction, the successful buyer will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Monday, December 14, 2020. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due and payable in 2021, will be paid by the sellers. The 2021 real estate taxes will be paid by the new buyer. Possession will be given at the time of closing, subject only to the remainder of the 2020 farm tenancy.
