AUCTION LOCATION: Jonesburg Community Hall – 106 West Booneslick Road – Jonesburg, Missouri

PROPERTY LOCATION: 380 Highway FF – Jonesburg, MO 63351 (From Jonesburg, Missouri take Highway

E north 3.5 miles to Highway FF (by cemetery), turn right and go east 3 miles to the property on the
right).

Selling 129 +/- Acres total offered in four tracts ranging from 5 acres homestead to 55 acres. Located Township 48N, Range 3W, Section 17 of Montgomery County Missouri. Montgomery County FSA says there are 83.75 acres of cropland on the farm.

TRACT 1

The Meyer Homestead with 5 acres located in the very southwest corner of the property and has frontage and access from Highway FF that runs along the west side of the tract.

The homestead consists of a two-story frame house with partial basement, covered front porch with access ramp.   The main floor has various rooms used as kitchen, utility, bathroom and bedroom.  The upstairs has bedrooms and a full bath. 

According to the Montgomery County assessor’s Office the main structure of the house was built in 1915 with an addition in 1940.  It has been several years since the home was occupied on a full-time basis.    Since then, has suffered from deferred maintenance, however there remains the possibility for some one to fix it up.

Other improvements include a 32’ x 70’ open front, pole frame, machine shed, and a large tin covered hip roof barn.  There is also a grain bin on Tract 1 and some other small outbuildings.

NOTE: There is a 1000-gallon propane tank on Tract 1 that serves the house and is owned by the Meyer Family and will be sold separately immediately after the real estate auction.

TRACT 2

Consists of 29 +/- Acres with frontage and access off Highway FF which runs down the west side of the tract.   Improvements include an unoccupied mobile home site with electric and a sewer system.  This tract is partially open and in permanent grass with a pond.   The balance is mature timber.   There is also a large 39’ x 50’ Quonset building on this tract that is currently used for big bale and machinery storage. 

TRACT 3

Consists of 55 +/- Acres with frontage and access off Highway FF that runs down the west side.  This tract is open and currently in permanent pasture and hay production.  The east end is covered in mature timber.  There is also a pond on this tract with a hydrant behind the dam. 

TRACT 4

Consists of  40 +/- Acres and it lies on the north end of the Meyer property and has access and frontage along the west end of Highway FF.  This tract is primarily open and in permanent pasture and hay production with just a small patch of mature timber in the very northeast corner.

NOTE:  There is a considerable amount of good fence on the property including boundary and cross fencing.  There has been no hay crop removed or any pastured in the past several years.   It appears that there is some good marketable timber in the property.

NOTE:  We will sell Tract 1 on a stand-alone total dollar basis first then follow-up with Tracts 2, 3 and 4 on a per acre bid amount using the choice method.

SURVEY: A survey has been commissioned and will be done prior to the open house  at such time we will adjust our advertised access to the exact surveyed acres and se the new figures for our contracts and closing amounts.

NOTE: The Meyer Property is the type of property we get requests for every day.  It has been in the Meyer Family since 1961 and never offered for public sale before.  It is close proximity to I-70, on a black top road, just minutes from the Greater St. Charles, St. Louis Metropolitical area, great deer and turkey hunting and recreational possibilities, ponds, open land suitable for grazing or row crop income and amenities available to provide a beautiful place in the country to build a new home .  All in small affordable logical tracts with their own blacktop access.

TERMS & CONDITIONS:
10% Down day of the auction with the balance due and possession given at closing in 30 days or less.  2023 Property taxes will be paid by the new buyer and all 2023 farm income will go to the new buyer. The cost for title commitment, deed work, closing costs and title insurance will be split 50/50 between the Sellers and Buyers.
