This farm is known as the Mott Homeplace and has been in the Mott family for close to 100 years.  This auction presents a rare opportunity to purchase a good quality small acreage with outbuildings and good building sites, and a top – quality hunting/timberland property with significant stands of marketable timber.  The farm has been split, each tract having unique characteristics. Tract #1

84 Acres m/lWith approximately 34 acres of open land, currently in grass with the balance in large timber and woodland with significant stands of marketable timber.  The Mussel Fork Creek meanders through the East side, providing a year-round live water source. There is a high bluff area to the Southwest overlooking the bottom area that would be a remarkable cabin/hunting lodge site.  Access to this tract is along the North from Pat Road.  A large tube is on site to be installed across a drainageway for an access crossing just off Pat Road.  (Current access is through Tract #1 from the West.)   Portions of this tract lie on the east side of Mussel Fork with vehicle access from the East by courtesy only, granted by a neighbor.  This is a premium quality hunting tract with everything the most discriminating hunter looks for with tremendous deer and turkey hunting and every known furbearer in this region.
