John Darold and Connie are downsizing their farming operation and have eliminated their cattle enterprise.  They have owned and meticulously cared and improved this farm for over 40 years, this likely being one of the best grass farm we’ve seen.  It is a privilege to sell a farm of this quality.  This farm has good fences, good quality grass, ample water supply and very minimal non-producing acres. The Bixenman’s have operated this farm under a rotational grazing program with exceptional results, last year grazing 140 yearlings through Spring and Summer with loads of grass to spare last fall. They have typically run 110 cow/calf pairs on this farm throughout Spring and Summer having more than adequate grass.  There is a total of 22 paddocks divided by electric fencing, which can be easily modified or removed.  The rotational grazing system they have implemented increases soil fertility with more even distribution of manure and increases quantity and quality of forage production.  This farm displays all of the benefits of their management over the past 40 years.  Electricity and rural water supply is available along the road but not in service on site.  Farm has great access from county-maintained gravel roads on the South and East, and numerous gateways along the road.  (Corral gates and non-affixed panels do not convey with property).  Although this farm has been operated as a grass farm, a large percentage of both tracts are suitable for tillage, having gentle to moderate slopes and good quality soils.  We are splitting this farm into 2-tracts to accommodate a larger pool of Buyers.  To keep this farm together, simply be the high bidder on both tracts.  There is no division fence between tracts, so if there are different buyers for the tracts, Buyers will be responsible for fencing agreements.

80 Acres m/l: Located along the North side of Tract #2 along Prather Ave, this is a very well-maintained grass farm set up for rotational grazing with 3 ponds.  Access is from Prather Ave along the East side.  This gently rolling upland farm has a combination of Armstrong & Bevier soils allowing for strong cropland potential as well.

 

Tract #2

79 Acres m/l: Located South of Tract #1, this is a similarly high-quality farm currently set up for rotational grazing.  This tract has 5 ponds with easy access from Berger Rd along the South and Prather Ave on the East.  Having similar topography and soils to Tract #1, this property would also be a candidate for crop production.
