From the traffic light on Hwy. 19 in Montgomery City, MO take Hwy. 19 north 2 1/2 miles to the start of the Auchly property on the right.

TRACT 1
Consists of 15.76 acres and lies in the southwest corner of the property. This tract has frontage and access directly off Highway 19 which runs along the entire west side of the tract. This tract is primarily all open and currently being used for hay production. There are a few beautiful scattered mature trees and a wooded creek bank that runs along the north and east sides. There are no tenant rights on this tract, so possession can be given at closing.
TRACT 2
Consists of 15.02 acres with frontage and access directly off Highway 19 which runs along the entire west side of this tract. This tract also has access and frontage along the north side on Auchly Road. It is open on the west side and that portion of the tract is currently in row crop production, the balance is in waterways and mature timber that runs along the creek on the east side. The north part of the tract is wooded and currently used for a wooded pasture with the exception of a small open spot in the northwest corner that joins Auchly Road where the pole barn is located.
TRACT 3
Consists of 12.57 acres (this tract is home to the pink thrashing machine). The tract lies in the very northwest corner of the Auchly Farm with frontage and access off both Highway 19 which runs along the entire west side and Auchly Road which runs along the north end. The tract is virtually all open and currently in row crop production.
TRACT 4
Consists of 78.20 acres and lies in the very northeast corner of the farm and has frontage and access off Auchly Road which runs along the north side of the tract. The tract also has frontage and access all along the east side on Glazier Trail Road. It is virtually all open and currently being used for crop production, with the balance in waterways and a few scattered mature trees.
TRACT 5
Consists of 76.99 acres and lies in the very southeast corner of the farm. This tract has frontage and access all along the east side off Glazier Trail Road and the tract is primarily all open and currently being used for crop production with the exception of a couple waterways and a few trees.
NOTE: There are a couple tracts that Michael is retaining for the time being, one he currently lives on, the other constitutes his old home place. For that reason and to protect other possible residential buyers, the property will be sold with restrictions, a copy of which will be available prior to the Pre-Auction Viewing.
Rural water is available down the north side of Auchly Road.
There is a farm tenant agreement in place for the 2023 crop season, it is for one-year and the new owner will receiver a portion of the 2023 cash rent.
