Terms: We will sell all three tracts absolute to the high bidder with NO RESERVE. We will begin by selling Tract 1, and then offer tracts 2 & 3 choice to the high bidder! Tracts 2 & 3 will be sold by the acre with the winning bid multiplied by the total number of acres in the tract(s). Acres here are estimates only – final prices will be determined by surveyed acres. We will require $30,000 down on Tract 1, $20,000 down on Tract 2, and $10,000 down on Tract 3 the day of the auction. If one buyer purchases more than one tract, the down payment will be an aggregate of the requirement for all tracts purchased. The balance of the purchase price for each tract will be due at closing to be held on or before January 17thth, 2024. The seller will provide owner’s title insurance, and the buyer(s) will be responsible for any lender’s policy. The real estate taxes will be prorated at closing, and the closing fee(s) at the title company will be split 50/50.
