PROPERTY LOCATION
From Vandalia, Mo take Highway P northwest 11 miles to Highway JJ, turn right, go one mile to TRACTS 1 and 2 on the right. For TRACTS 3 & 4 from Hwy. P, take Highway JJ, turn right and go two miles to Madisonville Road, turn right and go south 1/2 mile to the property on the left.
TRACT 1
20 +/- acres with frontage and access off Highway JJ that runs down the entire west side of the tract. The tract is virtually all open and currently being used for crop production.
TRACT 2
72+/- acres that has frontage and access of the Highway JJ that runs all along the north side of the property. This tract is primarily all tillable and currently in crop production. The balance is in wooded fence rows, draws and a patch of woods.
NOTE: According to the Ralls County FSA Office there are 85.82 tillable acres on Tracts 1 and 2 combined.
TRACT 3
114+/- acres total w/ 76.84 acres tillable according to the Ralls County FSA Office. The balance is woods, wooded draws and fence rows. This tract has frontage and access along the west side off Madisonville Road.
TRACT 4
5.8 +/- acres total, it has frontage and access off Madisonville Road that runs along the west side of this tract. It is the site of an abandoned homestead and is all in woods.
Rural water is available along Highway JJ and Madisonville Road.

TERMS & CONDITIONS:
10% Down day of the auction with the balance due and possession given at closing in 30 days or less. 2024 Property taxes will be pro-rated to the date of closing. The cost for title commitment, deed work, closing costs and title insurance will be split 50/50 between the seller and Buyer.
A survey has been commissioned, as soon as acreages are available, we will post and use them when doing sale contracts.
