TRACT 1
Consists of 1.4 acres with frontage and access directly off Highway 22 which runs along the entire south side of the tract. Phil’s Welding Shop is on this tract with the main building being a 6,420 sq. ft. red iron structure consisting of three basic sections and a 240 sq. ft. wooden frame attached office. The middle section is 42’ x 72’ x 16’ (SW) red iron, clear span building with a full 8” concrete floor, fully insulated, 208 three phase electric with a 200-amp box. This section has its own 20’ x 13’ 8” insulated overhead door with an electric opener. This section is heated with a Brown Built wood burning furnace. There is also a 30’ x 54’ x 14’ (SW) section that is red iron structure, fully insulated, full 8” concrete floor, wired with 208 three-phase electric, 200-amp box and a 10’ x 12’ insulated door. This section is heated by an LPG overhead infra-red heater. The third section is 30’ x 40’ x 14’ (SW) red iron structure, fully insulated, 10’ x 20’ overhead insulated door, with an 18’ x 32’ x 14’ (SW) addition with a full 8” concrete floor, 208 three phase electric with a 200-amp box. The third section and addition are heated with a Longwood wood/LPG combination furnace. There is an 8’ x 40’ shed connected to this section that is used for storage. The 12’ x 20’ wood frame office is located on the south side of the main building and has tin siding, shingle roof and is heated with a Warm Morning wall mounted furnace.
All three sections are independent buildings that are connected through walk through doors and doors that will accommodate a forklift.
Tract One has 3 phase electric, rural water, its own septic tank and leach field and a large gravel driveway and parking lot. There is a 500-gallon LPG tank that will stay with Tract One.
TRACT 2
Consists of 2.6 acres and the Browns’ personal home. This tract will be accessed over a 50 ft. easement that runs down the west side of Tracts One and Two and comes directly off Highway 22. The home is a 1991 Fuqua manufactured home with three bedrooms, two baths, including a master bedroom with its own walk-in closet and bath. The 1,296 sq. ft. home is fully electric with a 200-amp box. In the past three years the home has had lots of updates and improvements including new vinyl siding, metal roof, thermal pane doors and windows, flooring, new “Jamie Mills” of Mills Fine Woodworking built oak cabinets and granite counter tops with a work island. The kitchen appliances that include the refrigerator/freezer, built-in dishwasher, stove and microwave will stay with the home. The home has an open floor plan with vaulted ceiling, central air conditioning, an electric forced air furnace, and an outside wood burning furnace and an owned water softener.
The home has a 24’ x 26’ garage with two overhead doors with electric openers. The garage is connected to the home through an enclosed breezeway. The house is set on a concrete footing and foundation with a full four-foot crawl space. The home is hooked to rural water, has a septic tank and fenced lagoon. The remainder of the 2.6 acres is fenced and has a Ritchie automatic waterer for a small livestock operation.
The property is served by Consolidated Electric and has two separate electric meters and one water meter. It is in the Centralia School District and the Little Dixie Fire District.
