640 +/- Total acres offered in four tracts ranging from 38 +/- acres to 292 +/- acres with two houses and 2.63 miles of Callaway County 254 & 263 Road frontage. Located in Township 49N, Range 10W, Sections 21, 22,27 and 28 in Callaway County Missouri.
Property Location:
From the Hatton Exit (Highway M) off I-70 in Western Callaway County, go North on Highway M for 3 1/4 miles to Callaway County Road 254, turn left and go 3/4 mile to the D.F. Clark property on the right OR from the Pleasant Grove Methodist Church in Hatton, MO take Callaway County Road 263 south 1/2 mile to Tract 4 on the Left.
TRACT 1
Consists of 109 +/- acres that lie in the Southeast corner of the farm with frontage and access off Callaway County Road 254, along the entire South side of this parcel. The tract is approximately 95% open tillable land, the balance is in a narrow draw along the West boundary, waterways, field road and a 3 bd 2 bath modular home that sits on the Southeast corner of the tract. TRACT 4

Property Location:
From the Calwood/Bachelor Exit on I-70 turn and go South on Highway Z for 1 ¼ miles to find the property line starting points for Callahan Creek Farms LLC. At this point, properties will be located on both North and South side of Hwy Z.
TRACT 5
Consists of 33 +/- acres that front on Highway Z with a gravel driveway along the East side. TRACT 9
Consists of 389 +/- acres, the largest tract of the Callahan Creek Farm offered. With frontage and access off Highway Z in three separate locations, providing great access points. Two access points will be over a 40-foot easement, on a gravel field road that comes off Highway Z between Tracts #5 and #6, the other access is between #7 and #8. The 3rd and largest access point also provides Highway Z frontage. This access is located on the tracts Southeast side. TRACT 15
Consists of 77 +/- acres that is located in the very southwest corner of the farm. This tract has frontage and access off Highway Z.
