TRACT 1

Known as the Thach Farm, consists of 30 acres located in Twp 54N, R03W, Section 12 of Pike County Missouri.   From the Hwy. 61 exit at Frankford, MO  go south on Hwy. 61 for 2.5 miles to Highway RA, turn right, go west on Hwy. RA/ Pike County 9058 for 1/2 mile to the property on the right.   It lies beside the Ranacker Conservation Area.  This tract has frontage and access off Pike County Road 9058.   The tract is levee protected along the south side from Peno Creek and has bluffs along the north side.   The Pike County FSA Office says there are 24.8 tillable acres.   Rural water runs down to the end of the state maintenance on Highway RA.

TRACT 2

Known as the Holtgraew Farm, consists of 147.98 surveyed acres located in Two 55N, R03W, Sections 29 & 32 in Pike County Missouri.  From Frankford, Mo take Hwy. B east for 3 miles to the farm on the left.  This tract has 111.39 acres tillable according to the Pike County FSA Office.  The tillable acres are  terraced and used as cropland with the balance in wooded draws and fence rows.  This tract has frontage and access along the south side on Hwy. B.    There is also a 15-foot ingress and egress easement through the neighbor’s driveway and existing field road all the way back to the east side of the property.    There is a rural water meter and a water line that  goes back to an existing 50’ x 30’ pole frame structure with metal roof and siding with full concrete floor, 12’ side walls with a 12’ x 12’ rollback door at each end used for machinery. 

TRACT 3

Known as the Kent Farm, consists of 53.10 surveyed acres located in Twp 54N, R03W, Section 3 of Pike County Missouri.   From Frankford, MO take Hwy. B east 6.25 miles to Pike County Road 122, turn right, go south 3/4 mile to the Blackwell Property on the right.   This tract consists of 46 tillable acres according to the Pike County FSA Office.   The tract is bordered on the south by Sugar Creek and on the north, there is a 30’ graveled easement in favor of the neighbor and frontage on Pike County Road 122.   There is rural water available but there is no existing meter.   There is 1.03-acre piece of this tract that lies on the east side of County Road 122 and consists of woods and brush.  

TRACT 4

Known as the Hercules Farm, consists of 165.65 surveyed acres located in Twp. 54N, R01W, Sections 28 & 29 in Pike County Missouri.   Located at the south edge of Louisiana, Mo on Hwy. 79  turn and take Hwy. D south 1 mile to the Blackwell Farm on the left.    The farm has frontage and access off Hwy. D all along the west side of the property.  It also has access and frontage along Pike County Road 248 on the south.  According to the Pike County FSA Office there are 132.27 tillable acres with the balance in wooded draws and Buffalo Creek banks.   There is rural water along Hwy. D on east side and along County Road 248 on the north side but there is no water meter on this property.

 

The Ameren UE Buffalo Substation is at the corner of the tract at 11823 Hwy. D, Louisiana, MO. 

NOTE: There is a standing cash rent offer for two years for the Hercules Farm.  Ask for details.   

NOTE:  There has been an offer made on the Hercules Farm to put this farm into solar panels.   Ask for details.  

NOTE ON ALL THE FARMS:  In the event a nonfarming entity buys any of the farms we have had a farmer inquire about renting them on a cash rent basis, please ask for details. 

 

TERMS & CONDITIONS: 10% Down sale day of auction with the balance due and possession given in 30 days or less.  There is no farm tenancy on any of these farms for the 2024 crop year so the new buyers will get full possession at closing.   New buyer will pay all the 2024 property taxes and get all the 2024 crop income.   Cost for title commitment, deed work, closing costs and title insurance will be split 50/50 between the Seller and Buyers.
