OFFERING 234 +/- ACRES TO BE SOLD AS THREE TRACTS

234 +/- Acres to be offered in 3 Tracts ranging from 5 acres with the Nowlin Homestead to 152 acres of row crop land.  The farm is in Township 52N, Range 9W, Section 30 of Audrain County, Missouri

TRACT 1

Consists of 77 +/- acres that lie on the north side of Highway T and west of Audrain County Road 381.  Tract One is primarily open and currently being used for crop production, the balance is in wooded creek banks and fence row that runs along the north side and a narrow-wooded draw that runs through the southeast corner.  This tract has frontage and access off Highway T all along the south and west sides and frontage and access off Audrain County Road 381 that runs all along the east side. The Audrain County FSA Office calls for 67.60 tillable acres.

TRACT 2

Consists of 152 +/- acres and is the largest of the three tracts.  It lies south of Highway T and is basically all open and currently in row crop production.  The remainder is a narrow-wooded draw that runs from Highway T to the south side of the farm, a wooded fence row that runs along the south and west sides and a farm pond that lies at the back of the tract.  Tract Two has frontage and access off Highway T which runs along the entire north end of the tract.   The Audrain County FSA Office call for 132.86 tillable acres.

Tract One and Two will be sold first, by the acre using the choice and privilege method, then Tract One will be offered by the total dollar amount.

TRACT 3

 Consists of 5 +/- acres and the Nowlin Homestead.  Improvements include a 1,095 sq. ft. home with two bedrooms, one bath, an open style kitchen, dining area and family room.  The kitchen has updated oak cabinets and Formica rolled front counter tops.  The house has a fireplace along with an LPG forced air furnace and central air conditioning.  The floors are carpet and vinyl flooring.  The house has vinyl siding, a shingle roof, and a one-car attached garage with electric opener.  The house is hooked to well water and has a septic tank with a lagoon.

In addition, the home sets on a full masonry basement with a sump pump and has a screened in back porch.  The 500-gallon LPG tank is leased.

On Tract Three there is also a functional 50 ft. x 52 ft. Kamar pole building that is open to the south.  The building has metal siding and roof, a partial concrete floor and is wired for 110 and 220 v. electric.

There are also two functioning grain bins and an older hip-roof barn on Tract Three.

A survey has been commissioned for the Nowlin property, as soon as it is completed, we will adjust our preliminary acreage to the exact surveyed acres.

The PWSD #2 of Monroe County has a water line and meter in place on the south side of Highway T, in addition to the well that services the homestead.

The farm will be sold subject to the current one-year cash rent agreement for the 2024 crop year.  The proceeds of the cash rent agreement will be pro-rated to the date of closing.

TERMS & CONDITIONS: 10 % Down the day of the auction with the balance due at closing in 45 days or less. Possession of Tract One and Two will be subject to the 2024 farm tenant cash rent agreement.  Possession of Tract 3 with be given at closing. The 2024 Audrain County property taxes will be pro-rated to the date of closing.  The costs for title commitment, deed work, closing costs and title insurance will be split 50/50 between the Seller and Buyer.
