    As William (Bill) and Susie Bear have decided to downsize the following real estate will sell at public auction.  This land has been an organic farm for 5 years and has good soil types and has had very high yielding corn and soybeans!




Tract #1     5.01 Acres M/L

   Located on the north side of Liv 502 in the northwest corner and west of pond would make a really nice truck patch or greenhouse facilities, also would make a nice place to build a home w/good views overlooking  pond and surrounding areas; rural waterline on north side of gravel road Liv 502.


Tract #2  5.04 Acres M/L

   This tract is located in the Northeast corner w/east boundary line being Hwy W.  This tract does have CRP of 1.97 acres M/L that will pay annual contract of $404.00 per year and will expire  on 9-30-2026.  There is a nice patch of timber and a really good place to hunt deer and would make a real nice secluded spot to build a home or vacation spot.


Tract #3   45 Acres M/L

    All tracts will sell individually 1 through 5. This is an absolute auction and will sell to the highest bidder with no reserves. The auction is a live on-site location. There will be no buyers premium or buyers fees at our auction. No on-line or Internet bidding. The buyers will post a 10% non refundable down payment at the end of the sale. Buyers will sign a legal binding real estate auction contract. Your 10% down payment will be escrowed at the Livingston County Title office in Chillicothe, MO. Closing in 30 days or less. Seller will furnish title insurance for clear title of property or land deed. Taxes will be prorated at time of closing.  Any surveying needed for banks will be responsibility of the buyer. The seller or auction company will not be liable for any survey costs. The closing costs will be split 50/50 between buyer and seller.
