DIRECTIONS: From the intersection of Broadway/ 104 and Highway 172 on the east side of Quincy, Illinois, go east on Broadway/ 104 for 5 1/2 miles to Adams County Road 1500th Street, turn right and go south 1/2 mile to the Hugenberg Property in the southeast corner of Adams County Road 1500th and 1150th Street.

Selling 268 Surveyed total acres offered in 3 tracts, ranging from 66.67 acres to 131.24 acres, all with direct County Road frontage and access and all in T2S, R7W, Sections 4 & 9 of Adams County, Illinois
Tract 1
Consists of 66.67 acres that lie in the northwest corner of the Hugenberg Property. This tract has frontage and access along the west side from Adams County 1500th Street and access from Adams County 1150th Street along the north side and frontage and access from Adams County Road 1545E on the east side. This tract is primarily open and currently in crop production. The remainder of this tract is in a very nice size stocked lake, waterway, some scattered trees and a livestock barn and adjoining lot with a deep well located off Adams County 1150th Street on the north side of the tract.
Tract 2
Consists of 70.36 acres with frontage and access from Adams County Road 1500th Street which runs along the west side of this tract. The tract is virtually all open and currently used for crop production. The balance is in another nice size stocked lake, some scattered trees, and waterways.
Tract 3
Consists of 131.24 acres and is the largest of the Hugenberg tracts. It lies on the east side of the farm and has frontage and access from Adams County Road 1545 East along the north side. This tract is primarily open and currently in crop production, with the balance in a field road that runs down through the tract, some waterways, wooded draws, and fence rows.
Rural water is available along Adams County Road 1500th and Adams County 1150th Street.
TERMS & CONDITIONS: 10% Down the day of the sale at the conclusion of the bidding process, with balance due and possession given at closing in 30 days or less, subject to current farm tenant rights. There are no future tenancy rights on the property. Costs for title preparations, title insurance premiums, and closing costs will be split 50/50 between the Seller and buyer(s). The 2025 Adams County Property taxes, payable in 2026, will be pro-rated to the date of closing.
The Hugenberg Property has had various conservation measures implemented to help prevent soil erosion and protect crop productivity.
