METHOD & TERMS
The Williams Trust Farm will be sold in 3 individual tracts on a price per acre basis, based on a survey that is currently in progress. Said surveyed acres will be used to constitute the final settlement price. Tracts 1 & 2 will be sold first through the marketing method of “Buyers Choice”, whereas the high bidder can take either or both tracts for their high bid, followed by Tract 3. Tracts will be sold individually and will NOT be combined at the conclusion of the auction.
Ten (10%) percent of the bid price to be due on the day of sale, with the balance due in approx. 30 days on or before Monday, August 6, 2018 upon delivery of a merchantable abstract and deed.
Immediately following the auction, the successful bidder shall enter into a written agreement with the sellers. The real estate taxes will be prorated to the date of closing. Due to these properties being in an estate, according to the Iowa Septic System “Time of Transfer” Law, the sellers will not be required to update or inspect the septic systems on Tract 1. Any septic system upgrading or testing will be at the buyer(s) expense. Possession on all tracts will be given at the time of closing subject to farm leases for 2018.
