The property is further described as being located in the NE 1⁄4 of Section 21 and the NW 1⁄4 of Section 22, Brooklyn Township, Schuyler County, IL. METHOD & TERMS
The Barnes farm will be sold in 2 individual tracts both of which have recently been surveyed. Both tracts will be sold on a price per acre basis, based on the new surveyed acres. Both tracts will be offered through the marketing method of “buyer’s choice”, whereas the high bidder can elect (in any order) either or both tracts for their high bid. If the high bidder does not elect both tracts the remaining tract will then be sold. The tracts will not be offered in their entirety or in any combinations at the conclusion of the auction.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing which is tentatively scheduled for Monday, December 10, 2018. Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes will be paid by the seller. Full possession will be granted at closing. There are no hunting leases associated with either of the tracts.
