This highly productive farm is located in Sections 8, 9, 16 & 17, T59N•R23W, of Cream Ridge Township, Livingston County, Missouri, approximately 1.5 miles west of Chula, MO. (Chula is located approximately 12.5 miles northeast of Chillicothe, MO.)

Land represents highly productive tillable cropland, notable building sites, and offers excellent access to each Tract.

Tract 1 - 48 Acres± (Subject to Survey)

• FSA figures should indicate approximately 40.60 acres of tillable cropland. 

• Improvements include an older country home and outbuilding. A machinery/storage shed which approximately measures 54'x63', (4) older grain bins with approximately 46,000 total bushel storage.

• Land represents highly productive tillable cropland.

• Predominant Soil Type: Lagonda 

• Access from the east by County Rd. 251

 

Tract 2 - 80 Acres± (Subject to Survey)

 FSA figures should indicate approximately 72.96 acres of tillable cropland.

METHOD & TERMS

The Jolene Haas Trust will be sold in 4 individual tracts. Land will be sold on a price per acre basis, based on a survey that will be completed prior to auction. Said surveyed acres will be used to constitute the final settlement price. All tracts will be offered through the marketing method of “Consecutive Order”. 

 

All tracts will be sold individually and will NOT be combined at the conclusion of the auction.

Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price as a non-refundable down payment, payable to Staton Abstract & Title Co., which shall hold the money in escrow until closing.

The balance of the bid price will be due at the time of closing on or before December 28, 2018 which will take place at Staton Abstract & Title Co. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes, will be paid by the seller. The 2019 & all subsequent real estate taxes will be paid by the buyer(s). Closing costs will be split between buyer(s) & seller. Possession will be given at the time of closing subject to a farm lease with the tenant expiring February 28, 2019. All Tracts sell free & clear for the 2019 crop year.
