Property Located 3 miles West of Leroy, Iowa

 

 

Farm Program Information: FSA mapped 147 tillable acres and has corn base of 66.2 this may change when farm is reconstituted by FSA because of the division of the 320 acres.  Farm plan is corn, bean rotation, no till, contour farming, and winter cover crop with waterways. CSR 51.2

 

Fence: A new fence will be place on the East surveyed line and the new owner agrees to pay the cost of half of the building and maintain their end of fence.

 

Terms: This Property will be sold as 162.45 surveyed acres and will be sold by the acre. At the close of the auction the buyer will have a 3% buyer’s premium added to the purchase price. The high bidder will enter into a real estate sales contract and deposit earnest money of $50,000 which is nonrefundable, earnest money check to be made payable to Verle Norris Law Office Trust Account, Humeston, Iowa attorney for the estate and closing attorney.  Balance due and possession given at closing in 2019 on or before January 10, 2019. Information provided by the sellers and auction company are deemed to be reliable. Buyers are responsible for their own inspections and due diligence on this tract. No liabilities are assumed by sellers or the auction company. Property is to be sold as is where is with no warranties expressed or implied. This property will not be sold contingent on the buyer obtaining financing. All financial arrangements must be made prior to the auction.
