Mark your calendar and make plans to attend this interesting auction that is being held for Billey Tracey. We will be selling 104 acres± which will be offered in 3 individual tracts. We will also sell a wide variety of personal property including tractors, combines, farm equipment, vehicles, antiques, boats, motorcycles & more! The auction will be held on the farm, which is located approximately 4 miles west of Petersburg, Illinois along the north side of Newmansville Ave. The farm is further described as being located in Sections 12 & 13 of Atterberry No. 10 Township, Menard County, Illinois.
Tract 2 – 46 Acres± (subject to survey)
Tract 3 – 17 Acres± (subject to survey)
REAL ESTATE METHOD & TERMS
All 3 tracts are currently being surveyed and will be sold on a price per acre basis, based on said survey. Tracts 1 – 3 will be sold in numerical order. The tracts will not be offered in their entirety at the conclusion of the auction. Each sale will be final.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Tuesday, January 22, 2019. Closing on these tracts are subject to approval by the Menard County Circuit Court. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes, due and payable in 2019, will be paid by the seller. The 2019 and subsequent real estate taxes will be paid by the buyer(s). Possession will be given at the time of closing, subject only to the remainder of the 2018 crop lease. The farm sells free & clear for the 2019 crop year. There are no hunting leases associated with the property.

These items will not sell until after the real estate has been sold, thus giving the new buyer of the home the opportunity to purchase these fixtures should they wish to. Antique fixtures in the home will include: large mission oak style fireplace mantle.
