METHOD & TERMS
All 6 tracts will be offered through the marketing method of “buyers choice”, whereas the high bidder can elect any or all tracts for their high bid. “BUYERS CHOICE” will continue until all tracts have been elected. All 6 tracts will sell on a price per acre basis. All 6 tracts are currently being surveyed. At no time will any of the tracts be offered in any combination.
Immediately following the auction, the successful buyer(s) will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Tuesday, May 28, 2019. Bidding is NOT contingent upon financing.
Title insurance in the full amount of the purchase price will be provided by the seller. The 2018 real estate taxes, due and payable in 2019, will be paid by the seller. The 2019 & all subsequent real estate taxes will be paid by the buyer(s) as the new buyer(s) will receive the land owners share of any 2019 crop income. Possession will be given at the time of closing subject only to a one year 50/50 farm tenancy on the tillable (hay ground) located on Tracts 4, 5 & 6.
