PROPERTY LOCATION: From Freeman, Missouri, go 1.5 miles west on State Hwy 2 to S. Lake Annette Dr, then go 1/5 mile north to the south end of the properties, located on both sides of the blacktop road.  (Watch for auction signs.)

ORDER OF AUCTION: The (4) tracts will be offered individually at an online only auction.  

TRACT #1: consists of 39.21 +/- acres with a 3 bedroom, 3.5 bath home, pond, hay fields and frontage on S. Lake Annette Dr. The home address is 26100 Lake Annette Rd., Freeman, MO.

TRACT #2: consists of 39.21 +/- acres with a 4 bedroom, 2 bath rental home, cropland, pond, hayfield and frontage on S. Lake Annette Dr.

TRACT #3: consists of 20.60 +/- acres of cropland (north ½), and frontage on S. Lake Annette Dr.

TRACT #4: consists of 20.60 +/- acres of cropland (south ½), and frontage on S. Lake Annette Dr.   

PROPERTY PREVIEWS (INSPECTIONS): The property preview dates are Saturday, Oct 26th @ 1:00PM and Saturday, Nov 9th @ 1:00PM. POSSESSION: Possession of the property will be given upon payment in full of the purchase price and transfer of title at closing, subject to the additional possession terms, as follows:   

Possession of the main residence on Tract 1 will be transferred to the Buyer at closing, subject to the Seller’s right to rent the home for a period of (30 days), and at a rental payment in the amount of $1,200.00, made payable to the Buyer.  This additional period will allow the Seller sufficient time to move. 

The rental home on Tract 2 will be sold with a tenant in the home, which is currently paying $525.00 per month.
