-This is a Live On-Site Auction with no on-line bidding. Bids will be accepted by phone by contacting Lynn McCarter or Dennis Gutshall.
-If winning bid is by phone, buyer will be immediately contacted to make arrangements for 10% escrow payment and signing of purchase agreement.
-Farms are located 2 miles north of Spickard MO on the west side of Highway 65.

-517.2+- contiguous acres divided into 7 tracts.
-A new survey has been completed for all 7 tracts and will be available sale day.
-Each tract will sell free and clear for the 2025 farming season.
-This is an Absolute Auction. Tracts will sell to the highest bidder.
Terms & Conditions
Sale Method: A survey has been completed on all 7 tracts. The farm will be sold on a price per acre basis, based on the acreage obtained from the completed survey, utilizing the buyer's choice method with the option for specific tracts. Sale order will be announced on auction day. Tracts will not be offered in their entirety or any combination at the conclusion of the auction. Property will be sold in as-is condition and not contingent upon buyer’s financing, appraisal, inspection, or any other contingencies. If winning bid is by phone, buyer will be immediately contacted to make arrangements for 10% escrow payment and signing of purchase agreement.
Purchase Agreement: At the conclusion of the auction, the successful bidder(s) will be required to enter into a written purchase agreement with the seller and pay a 10% non-refundable deposit to the designated Title Company or escrow agent, which shall be held in escrow until closing.
Closing: The balance of the bid price is due at closing in approximately 30 days, on or before January 10, 2025. Title Insurance for the total purchase price will be provided by the seller. Seller will be responsible for paying 2024 taxes and the buyer responsible for paying 2025 taxes. The cost to conduct closing will be shared by buyer and seller 50/50. Possession will be made to the buyer at time of closing.
