- Bid acceptance will be conducted on a confirmation of seller approval basis. Auction may pause for auctioneer to confer with seller for approval.
- Winning bidder MUST execute and return contract with earnest money deposit by end of business day of auction or will be considered in default. Failure to submit contract and earnest money will result in a penalty fee of $1,000.00 to be charged to the credit card that was provided at registration. Marquette Auction Services reserves the right to sell to the back up bidder in the event the highest bidder does not comply with sale terms.
- There will be a 5% buyer’s premium on Real Estate with a $20,000 non-refundable earnest down payment due on day of auction in the form of personal check, business check or cashier’s check upon signing a purchase by end of business day on day of auction closing. Since earnest money is non-refundable, MAKE SURE YOUR FINANCING IS IN ORDER. Any boundary lines drawn on pictures or maps are approximate and not binding. Bidding is not contingent upon financing, inspection, or appraisal. Closing will be within 30 days of the sale date at True Line Title Company in Mexico, MO.
- Seller shall convey a Warranty Deed to the buyer for examination and pay for title insurance.
- The real estate taxes shall be prorated between the parties as of the date of title closing.
- Possession of the real estate shall be delivered to the buyer at the time of title closing.
