From the Junction of Highways 50 & MM (at the stoplight west of Sedalia) go north on MM 2-tenths of a mile. Turn right (east) to stay on MM and go 1 mile to the stop sign. Turn left (north) to stay on MM and continue 2 miles to where the road curves back to the west and becomes Walnut Grove Road. Stay on Walnut Grove Road for 1.7 miles to the farm and auction site (at Tract 1) on the left. After the farm ground sells, we will head to La Monte to sell Tract 3. Watch for the orange sale signs:
Tract 1 – 51.67 surveyed acres
This 51.67-acre tract is 75% open, with the residual in timber (about 32 acres is currently being farmed). There is a well on the property that is shared with the neighbor on the south. There are some nice building spots, and the tract has Walnut Grove Road blacktop frontage all along the eastern boundary. The north 20 acres is in the Northwest/Hughesville School District, while the remainder is in the Dresden School District.
Tract 2 – 40 acres m/l
This 40-acre tract is about 60% open pasture/hay ground (some of which could be put into crop production), with the residual in timber. There is a well on the property that is shared with the neighbor to the north. The farm has perimeter fencing, and offers some nice building spots. There is Walnut Grove Road blacktop frontage all along the east & Quarry Road gravel frontage all along the south. This tract is all in the Dresden School District.
Tract 3 – Shop in La Monte
After we have sold Tracts 1 & 2 on site at the farms, we will move to the site of Tract 3 – 123 West Pine Street, La Monte, MO.
Tract 3 Directions: From the Junction of Highways 50 & 127 (in La Monte), go north on Hwy 127 (Main Street) 8-tenths of a mile to Pine Street. Turn left (west) on Pine Street and continue 1 block to the property on the left.
Tract 3 is a 70’ x 43.5’ lot with a 70’ x 40’ (14’ tall) metal building/shop. The building is steel-framed with concrete floors. It is wired for lighting and offers dual 10’ x 14’ sliding doors on the north end, as well as an Overhead door off the alley on the south end. The property is a corner lot, with Pine Street frontage along the north, and South Walnut Street frontage along the West. We will offer Tracts 1 & 2 choice to the high bidder with NO RESERVE! The winning bidder will be able to choose either or both tracts. The tracts will be sold by the acre with the winning bid multiplied by the total number of acres in the tract(s). We will then sell Tract 3 to the high bidder with NO RESERVE. We will require $20,000 down on Tracts 1 & 2, and $5,000 down on Tract 3 the day of the auction. The balance of the purchase price for each tract will be due at closing to be held on or before Friday, May 22nd, 2026. The sellers will provide owner’s title insurance, and the buyer(s) will be responsible for any lender’s policy. The real estate taxes will be prorated at closing, and the closing fee(s) at the title company will be split 50/50.
