From the Junction of Highways 50 & 65 (in Sedalia), take 65 Hwy south 14.5 miles to P Highway. Turn right (west) on P Hwy and go 3.5 miles (through Ionia) to the “T” at Highway ZZ. Turn right (north) on ZZ, followed by an immediate left to the sale site on Tract 1. Watch for the orange sale signs:

Tract 1 – 36 acres m/l

FSA reports Tract 1 as having 30.16 acres of cropland, with the balance in timber. The tract offers a few nice building spots, and has Highway ZZ frontage along the eastern boundary.  Most of the tract is in the Cole Camp School District, but the western 10 acres m/l is in the Windsor School District.

 

ract 2 – 186 acres m/l

FSA reports Tract 2 as having 120.45 acres of cropland, with the balance in timber. The tract offers several nice building spots, and has Highway ZZ frontage all along the eastern boundary as well as Rambow Road gravel frontage all along the southern boundary.  Most of the tract is in the Cole Camp School District, but the western 58 acres m/l is in the Windsor School District.

Terms:

We will offer the tracts choice to the high bidder with NO RESERVE!  The winning bidder will be able to choose either or both tracts.  If the first bidder does not take both tracts, we will repeat the process and sell the remaining tract.  The tracts will be sold by the acre with the winning bid multiplied by the total number of acres in the tract(s).  We will require $25,000 down on Tract 1, and $50,000 down on Tract 2 the day of the auction.  The balance of the purchase price for each tract will be due at closing to be held on or before Friday, May 15th, 2026.  The seller will provide owner’s title insurance, and the buyer(s) will be responsible for any lender’s policy.  The real estate taxes will be prorated at closing, and the closing fee(s) at the title company will be split 50/50.

Opportunities like this are all too rare! This is a very productive farm, with nearly all desirable Hartwell and Barden soils and minimal slope. Blacktop frontage, good soils, good hunting, and a great location… what more could you want? Tract 1 was planted in beans this past season, and Tract 2 was half beans & half corn.
