TERMS: We will offer each of the tracts ABSOLUTE to the high bidder with NO RESERVE! We will start by selling Tract 1, followed by Tract 2. Once Tracts 1 & 2 have sold, we will offer the remaining tracts (3-10) choice to the high bidder. The winning bidder will be able to choose any one tract, or any combination of the tracts as they see fit. The tracts will be sold by the acre with the winning bid multiplied by the total number of acres in the tract(s). If the first successful bidder does not take all of the remaining tracts, the process will be repeated until all tracts are sold. We will NOT tie the properties back together and auction them again in any way. Once a property is sold... it will no longer be available. We will require $5,000 down on Tracts 1 & 2, and $40,000 on each of Tracts 3-10 on the day of the auction. If one buyer purchases more than one tract, the down payment will be an aggregate of the requirement for all tracts purchased. The balance of the purchase price for each tract will be due at closing to be held on or before Friday, July 10th, 2026. The seller will provide owner’s title insurance, buyer(s) will be responsible for any lender’s policy. Real estate taxes will be prorated at closing(s). The closing fee at the title company will be split 50/50.
