This 84.5 acre tract is 75% open improved pasture/hay ground with the residual in timber.  The tract has some terracing, and the bottom ground on the south end of the tract could certainly be cropped.  The farm has access on the north end via Willow Creek Road.

Terms:  We will sell Tract 1 to the high bidder with NO RESERVE.  After Tract 1 has sold, we will offer tracts 2 and 3 choice to the high bidder with NO RESERVE!  The winning bidder will be able to choose either tract or both.  Tracts 2 & 3 will be sold by the acre with the winning bid multiplied by the total number of acres in the tract(s).  Acres here are estimates only – final prices will be determined by surveyed acres.  We will require $25,000 down on each of the 3 tracts the day of the auction.  If one buyer purchases more than one tract, the down payment will be an aggregate of the requirement for all tracts purchased.  The balance of the purchase price for each tract will be due at a real estate closing to be held on or before Tuesday, September 1st, 2026.  The seller will provide an owner’s title insurance policy; the buyer(s) will be responsible for any lender’s title policy.  Taxes will be prorated at closing, and the closing fee at the title company will be split 50/50.
