TRACT 1
5+ acres in Wellsville, MO on Cedar Road with a house and several large outbuildings and garages.
TRACT 2 thru 4
3 Lots in Danville, MO unincorporated Montgomery County that lie between the north I-70 service road and I-70.
One is the historical site of the Danville Female Academy.
TRACT 1
Is located at Wellsville, Missouri in Township 50 N, Range 6W, Section 35 in Montgomery County, MO. The tract is at the corner of Highway 19 and Cedar Road at Wellsville, Missouri. This tract consist with 5 +/- acres that is level with mature trees and lawn. A survey is being done before the auction. This tract includes the McClain home and all outbuildings. There is a deep well on the 5 acres with pressure tank and controls in the basement of the house. There is a rural water meter in the front yard. The house is hooked to a septic tank on the tract.
The home was originally built in 1900 with extensive expansion remodeling and updates in 1966. The home has 2,569 adjusted sq. feet and it is two stories with a full unfinished rock/concrete basement, brick & aluminum siding, shingle roof, asphalt driveway, covered front and back porches and concrete patio.
The interior of the house on the main floor centers around a large family room with full masonry fireplace with gas log, in addition there is a formal living room at the front of the house, two bedrooms, large kitchen with dining area, lots of counter space with Formica counter tops and back splash, wood cabinets, double compartment sink and built-in 5 burner electric stove. There is a washer and electric dryer hookup in the kitchen. There is a full bath on the first floor with lots of closet space. The house has all the original woodwork.
The second floor includes two bedrooms and one full bath accessed through an open stairway that has the original wooden railing and spindles.
The house has thermal pane windows and doors and is heated with an LPG forced air furnace and has central air conditioning. There are two LPG tanks located at the house and both are leased tanks and will not convey with the house. There is an outside wood burning furnace that is attached to the house duct work.
This tract has a 28’ x 26’ detached garage, that is a wood frame structure with shingle roof with two attractive dormers, has aluminum siding, full concrete footing, foundation, floor and approach apron. There are two 8’ x 10’ overhead garage doors with electric openers. The interior is finished, wired and has a walk-in door.
Another outbuilding is 36’ x 24’ wood frame building with shingle roof, concrete foundation and floor, wired for 110 & 220 and has two 7’ x 9’ overhead wooden doors and the interior is finished.
There is a 70’ x 70’ post structure building with tin roof, sides and rollback doors. There is also a 40’ x 80’ machine shed with a concrete foundation, metal roof and sides and rollback doors with a dirt floor.
There is also a hip-roof barn that is 40’ x 83’ that is wood frame, and has much of the original interior like the loft, mangers, feed boxes and granary.
Tract 1 is zoned agricultural.
TRACTS 2, 3 and 4 are all located in Danville, Missouri between the North Outer Road and Interstate 70. All these tracts are in unincorporated Montgomery County at the south edge of Danville. From the Highway 161 and Highway J at Danville Overpass on I-70 in western Montgomery County, exit and turn right on Highway 161 and go 1/2 mile to the McClain properties on the right. They lie just off the south curve on Highway 161 at the junction of Highway 161 and the North Outer I-70 Service Road.
TRACT 2
Is located at Danville, Missouri and includes Lots, 1, 2, 3, 4, 5 ,6, 7, 8 and Block 11 at South Main Street. The lot size is 113’ x 260’ x 90’ x 260’. The Tract is the Peggy McClain Memorial Park and is the site of the Historical Danville Female Academy that was built in 1825 according to the assessor’s office. The Academy building is a 41’ x 70’ wood frame structure with a metal roof that is in original condition.
TRACT 3
Is located at Danville, Missouri and includes Block 12 at S. Main Street and the lot size is 94’ x 113’ x 80’ x 113’.
Note on TRACTS 2 & 3 Maple Street lies in between TRACTS 2 and 3, the street is dedicated per public record but has never been constructed, the statue is unknown. These tracts are zoned rural village.
TRACT 4
Consists of 1.21 acres that is vacant with scattered trees and brush and there is a lake on the tract. There is also a billboard on this tract. This tract is zoned Commercial.
All the tracts will be surveyed before the auction. We will sell Tract 1 first and then sell choice between Tracts 2,3, and 4. All the tracts will be sold on a total dollar basis.
